You Might Have The Wrong Realtor If ...

New posts
One more time sunshine. I am the seller/owner. And the only “client” I have represented in over 10 years is myself. I am a blood banker with a real estate license and a house that is getting showings regardless and of your opinions.
Wait a minute, if you are a “client representing yourself” you are a single agent not a transaction broker. The law is clear.

I know realtors that don’t even take photos themselves ( which is highly embarrassing to their client and themselves realistically ) or high a photographer anymore. They are using FaceTime and walking through a listing and selling it in roughly two hours...
I’ve always seen listings and thought a 5 year old could photograph better! It’s unbelievable what realtors are and have been getting away with... with the average price of a home ( even after the split of commissions ) I find it hard to believe that a homeowner can be talked into having a realtor that doesn’t represent the listing appropriately.
Side note: I’ve have a tendency to laugh at the selfies and or high school level of photography on their business cards. Some of the photos used are even from 10-15 years ago!!!

It's sad what they get away with. And then they complain when they're not treated as "real" professionals. I seem to remember the NAR PR machine trying to make the world realtor up there with doctor and lawyer. What a farce. Realtors should need a 4-year degree or many years of apprenticeship before being allowed to handle such an important transaction.

Apologies to the small percentage of well educated, seasoned and experienced realtors. I know you despise the pretenders who can eff up a deal without even getting off the sofa.

Kudos to brokers who set a photography standard and make agents meet it.

We totally need a list of well educated, seasoned and experienced realtors! Please share with us.

Poor photography was always a sore point for me.
My son is realtor and photographer with a degree in marketing. Even a small property would take us one to two hours to photograph. We would first use the drone then go through the property and turn all the lights on, straighten the lamp shades, pillows etc, CLOSE THE TOILET SEAT, make the beds and put things away. He always used a tripod. For the exterior photos he would wait for the sun to cast the right shadows. He always returned in the evening for the “golden hour” shots.
After all this he would spend more time editing before posting.
A trend that is most troublesome is over photoshopping. I have been to properties that looked completely different than the listing photos. To me this is the same as lying.

The trend that bugs me is these filters that give off a surreal feeling.

Sounds like your son took pride in taking care of his clients. It wasn’t his job to stage the property but he did so anyway ( very honorable ). I find it unbelievable that many realtors like the “HDR” look that makes homes look disgustingly fictitious. Many realtors pay anybody that goes to Best Buy and call themselves photographers, just to save $100. Many realtors don’t know what qualities as a good photograph or a professional photographer for that matter. Yes, the editing alone can take 2-3 hours plus the time to photograph. I’ve met so many potential clients of realtors that have told me the same about walking into a home and the photos look nothing like the house they’re walking through. They even hold up each photo in each room and feel taken advantage of.

My wife and I are both brokers. I have moved mine to voluntary inactive while she is still active. We became brokers because we were tired of the laziness and non-support from brokers we worked under. She still hangs her license with a brokerage but has no need for the broker of record.
She once had a young hotshot realtor try to educate her on day of closing language, “day of closing belongs to_______” The idiot confused prorating with possession and told his buyer he owned the house at midnight even before the closing was completed. She went round and round and finally told him to read his contract even giving him the line number. He actually said, and I will never forget this, “I know what the contract says, however————“
We found out he had been consulting with his idiot broker.
